These Terms of Service ("Terms") govern your access to and use of PROPBOOKS ("PROPBOOKS," "we," "us," or "our"), a bookkeeping and portfolio-management application for real estate investors. By creating an account or using PROPBOOKS, you agree to these Terms. If you do not agree, do not use the service.
PROPBOOKS provides tools to track rental properties and fix-and-flip projects, including income and expenses, documents and receipts, contractors, tenants, reports, and related features. We may add, change, or remove features over time.
You must be at least 18 years old to use PROPBOOKS. You are responsible for the information you provide, for keeping your login credentials secure, and for all activity under your account. Notify us promptly of any unauthorized use. If you invite teammates to your account, you are responsible for their access and use.
You retain ownership of the data and files you put into PROPBOOKS ("Your Content"). You grant us a limited license to host, store, process, and display Your Content solely to provide and improve the service for you. You are responsible for the accuracy and legality of Your Content and for having the rights to upload it.
PROPBOOKS offers AI-assisted features, such as receipt scanning, that generate suggestions (for example, extracted vendor, date, amount, and category). These outputs may be inaccurate or incomplete and are provided for your review — you are responsible for verifying them before relying on or saving them.
PROPBOOKS is a software tool, not a substitute for professional advice. Nothing in the service constitutes financial, tax, legal, accounting, or investment advice. You are responsible for your own records and decisions and should consult qualified professionals as appropriate.
You agree not to misuse the service, including by: violating any law; infringing others' rights; uploading malicious code; attempting to gain unauthorized access; interfering with the service's operation; or using it to store or transmit unlawful content.
PROPBOOKS relies on third-party providers (including Supabase, Vercel, Stripe, Anthropic, Google, and Resend). Your use of features powered by them may also be subject to their terms, and we are not responsible for third-party services.
The service is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the service will be uninterrupted, error-free, or that data will always be accurate or preserved. You are responsible for maintaining your own backups of important data.
To the maximum extent permitted by law, PROPBOOKS will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, or data. Our total liability for any claim relating to the service will not exceed the amount you paid us in the twelve (12) months before the event giving rise to the claim.
You may stop using PROPBOOKS and cancel at any time. We may suspend or terminate your access if you violate these Terms or to protect the service or other users. Upon termination, your right to use the service ends; provisions that by their nature should survive (such as Sections 9–10) will survive.
We may update these Terms from time to time. We will update the "Last updated" date and, for material changes, provide notice within the app or by email. Continued use after changes take effect constitutes acceptance.
These Terms are governed by the laws of the Commonwealth of Pennsylvania, USA, without regard to its conflict-of-laws rules, and you agree to the exclusive jurisdiction of the state and federal courts located there, except where prohibited by applicable law.
